This shopping centre is located in Florida, Roodepoort,
Gauteng. The building is managed by Hermans &
Roman on behalf of Sharemax.
Market research was carried out to determine
which potential national tenants would further complement the centre.
Some renovation has already been completed in
the centre. The gents- and ladies toilets have already been upgraded at a cost
of R350 000, and the office block has been painted at a cost of R360 000.
The lifts will finally be replaced within a few
months. The main entrances will be changed in the coming months, the whole
centre will be retiled and repainted inside and out. A palisade has already been erected around
the centre to improve security.
An architect is currently drawing up plans for
the further upgrading of Flora centre, so that they may be submitted to the
City Council for approval.
Nando’s has already let us know that they want
a drive through facility on Flora’s site, and this will render further growth. Spur restaurants has notified the building
manager that they would like to open a restaurant at the main entrance of the
centre. Planet Fitness wants to open a 2
400 m² gymnasium in the centre.
Pick ‘n Pay want to upgrade their store around
mid 2010. This will mean a positive injection for the centre because it
confirms their confidence in the buying power at the centre. Their lease is also valid for the next five
years, with another two options to extend by an additional five years each.
Flora centre is going to undergo a complete metamorphosis
which will mean that more value will be unlocked for the shareholders, and this
will improve the growth potential for the investors.
